Strata reporting

Know what you are buying into

We recommended that prior to purchasing any property which is a part of a Strata Managed complex you have a full understanding of any liabilities which come with your ownership of the property.

We also recommend that our Strata reporting customers include a comprehensive building inspection and pest inspection with their strata report, as building defects or pest infestations may exist on the property which are unknown to the Body Corporate or Strata Manager.

You need to know:

  • If there are special levies payable
  • If any major works are being planned or currently undertaken
  • What budgeted levies exist and when are they due
  • The status of funds in the body corporate accounts
  • Are there any known defects on the property
  • If there is a current insurance policy for the common property and its value
  • If there is workers compensation insurance on the property

Our comprehensive reports incorporate:

  • The Managing Agent
  • The Strata Roll
  • The Title Deeds
  • Maintenance levies
  • Special levies
  • Minutes of Meetings
  • Financial Records including Balance Sheets
  • Statement of Income & Expenditure and Budget Forecast
  • By-Laws
  • Approval for Animals
  • Notices and Orders
  • Proposed Major Expenditure
  • Past Major Expenditure.
